Short-term rental investing is not passive. It's often said that it's 20x more work to manage a short-term rental than a long-term rental.

Not only will your vacation home be meticulously maintained and cared for, it will also exceed your profit expectations.
1) Set-up Fee: The fee varies based on property size, condition and recommended action items. It includes all of the initial set-up work required to prepare and optimize a property. Action items may include travel and onsite property design/staging, coordination of listing and social media content (professional photography, video, floor plans, etc.), listing creation and/or optimization, direct booking website set up, social media preparation, etc.
2) Booking Management Fee (% of Monthly Gross Rental Income): We ONLY make money when YOU make money. We will track your property's monthly rental revenue and invoice you for our fees every month.
While we are are open to anywhere in the continental southeast, our current focus is on the Forgotten and Emerald Coasts.
If you already have a team, great! We will provide an unbiased evaluation of the current team including any current areas of opportunity for improvement. If you do not have a team, we will source the best local team for your property to ensure the highest standards are maintained. This is one of the many areas we excel in!
Absolutely not. We do not believe in long-term contracts. The relationship can be ended by either party with a written 30-day notice.
While we are available if you need us, you will also receive a monthly property performance report that includes KPIs (key performance indicators) and revenue.
